Ancestry

This 275,000 sq. ft. class A office building was custom built to the specifications of the client. It is the second building of seven planned for the office park.

Neighborhood Shopping

375,000 sq. ft. of retail shopping space built around two anchor tenants. One of the key components for the success of this retail development was the inclusion of 12 restaurants.

Xactware

A complete custom building designed from the ground up to support over 1,000 employees and an expansive data center. This 325,000 sq. ft. building has over four miles of conduits, connecting the massive amounts of communication hardware. We designed the building with the highest levels of security including biometric scanners.

Neighborhood Shopping

Back side view of the 375,000 sq. ft. of retail shopping space. Our team master plan, entitled and developed all the offsite improvements to this spectacular location.

Micron Propery

This 110 acre property was owned by Micron. Our team negotiated a trade for a different property that was contiguous to the Micron plant. Soon after our team entitled and zoned this property, we sold the property to a local builder for single and multi family use. We also created a commercial zone to create the highest and best use for this amazing property.

Traverse Mountain Master Plan

This mountain development has entitlements for up to 6,200 residential units. This community sold over 2,000 lots within the first two years of breaking ground. This location has been one of the most successful master planned communities along the Wasatch Front. When our team designed this community we focused on a mixed use of products and price points so that builders wouldn’t have to compete with each other. This concept was a new model for pricing that had not been used previously in Utah.

Adobe

Adobe purchased their property within the Traverse Mountain Commercial Development. Our team's responsibilities were entitlements and the development of exterior roads.

Sloped Communities.

We have experience with developing projects that have challenging topography. Our team has designed, entitled and developed a number of communities with topography issues. We know that views are important for premium lot prices but we also understand that cost saving is a must in order to achieve financial success within these types of communities.

McDonald's

McDonald's is a tenant at Traverse Mountain. Our team master planned, entitled and zoned this location. This is now one of the busiest intersections in Utah County.

Useful Parks

In the communities we have designed and master planned, we have focused not just on our client's needs, but also on the enjoyment of those who would ultimately reside there. We have included parks, trails and other highly sought amenities which have added to the success of the communities.

Beacon Hills

Our team master planned and marketed 250 acres, 550 homes in the exclusive foothills of northern Highland and Alpine, Utah. We annexed and zoned this property. The property reaches to the foothills of the Wasatch Range, which borders the Suncrest Master Planned Community. With its superior location, it is the most desirable parcel in Alpine and Highland.

Traverse Mountain Master Plan

This spectacular 2,600-acre parcel was purchased approximately 15 years ago. Our team designed, entitled and developed this amazing development. This unparalleled mountain development contains more than 6,200 residential units on 200 acres and approximately 3,000,000 SF of commercial space. Over the past few years the commercial site has enticed such tenants as Adobe, Cabela's, The Outlets at Traverse Mountain and many more that are listed on our website.

Vialetto

This a custom community of over 90 lots that we entitled, designed and developed for custom homes in the foothills. When our team designed this subdivision we strove to maximize the spectacular views adding to the value and desirability of the home sites.

Community Togetherness

When designing a community, we feel it is important to create a feeling of togetherness. We have provided for a number of religious buildings within our communities.

Vialetto is a beautiful neighborhood of custom built homes, secluded in the hills of the Master Planned Community of Traverse Mountain. Enjoy spectacular city, lake, and mountain views and feel like you are away from it all, while still being just minutes from all the things you need and enjoy. Our team designed and developed this beautiful community.

Infrastructure

Our team can design and develop all aspects of a land development project. We have the expertise to take a raw piece of property from start to finish. Twin Bridges

Twin Bridges is a custom community within Beacon Hills. This community is home to the finest quality homes in Northern Utah County.

Traverse Mountain Information Center

We built this spectacular building for the use of corporate offices and it is currently used as office space for the TM Home Owners Association and other tenants.

The Outlets at Traverse Mountain

This amazing property was developed within the Traverse Mountain Master Planned Community. Our team negotiated this joint venture with Craig Reality Group. Our team's responsibilities were the land entitlements and land development of the commercial parcel. This property is one of the most successful outlets in the Western US.

Hyatt Place at Traverse Mountain

This Hyatt Hotel was built in the Traverse Mountain Master Planned Community. Our team's responsibilities were entitlements, zoning and off site infrastructure.

Cabela's Lehi Utah

Cabela's was the first tenant to break ground at Traverse Mountain. Cabela's is our anchor tenant. We were responsible for the negotiations with Cabela's and all entitlements and offsite infrastructure to the property. This was the first Cabela's to come to Utah and is the major draw for retail customers from throughout the region.

Salt Lake City Airport Sheraton

The Sheraton Hotel and Conference Center was built and operated by our team in 2000. It was sold in 2002. Since then the hotel was been rebranded to be a Hampton Inn and Suites.

Valley Rose Golf Course

Valley Rose Golf Course was acquired in 2014 and sold in 2015.

Seasons at Traverse Mountain

This beautiful apartment complex is located within the master plan of Traverse Mountain. We served as the master developer and oversaw entitlements and zoning of this parcel of ground.

Challenger School

This private school was built within the Traverse Mountain Master Planned Community. Our team's responsibilities were entitlements, zoning and all offsite improvements for this super pad.

Crest Haven

Crest Haven is a beautiful 289-apartment project located within the Master Planned community of Traverse Mountain. Our team's responsibilities were the zoning entitlements and all offsite infrastructures.

Traverse Mountain Entrees Monuments

Mass Grading Properties.

This hillside property was master planned and zoned by our team for an additional 500 units. Our team sold this to a local builder. We specialize in maximizing the value of a piece of property to its highest and best use.

Our team also has developed many other projects in the Salt Lake Valley.
